Heirs’ property refers to property that is passed down among family members without a will or estate plan after the owner’s death. When that happens, land could be taken over by others or lost if property taxes aren’t paid in time.
A 2024 report from the Federal Home Loan Bank of Indianapolis and Black Onyx Management found many families don’t understand the legal process or have access to legal services. The report found 1,410 heirs’ properties with an estimated value of $194 million in Marion County.
The report also found that Black Americans and low-income families are among the most negatively impacted by heirs’ property.
