A proposed apartment complex along the East 38th Street corridor is one step closer to getting built.

The Metropolitan Development Commission approved a rezoning petition in March for a 95-unit building. The project — called 37 Keystone — is planned near the southwest corner of East 38th Street and North Keystone Avenue.

The City-County Council could vote on the petition as soon as its next meeting on April 7. After that would be construction permitting and financing.

The project developer is Avon-based Fortified Group.

Owner Dale Pruitt told Mirror Indy he plans to ask the city for incentives to pay for the $22 million project.

Along with apartments, plans call for 3,700 square feet of retail space, along with a community garden, fitness area, play room for kids and rooftop deck.

Neighbors have mixed opinions about the project. Some are worried about added traffic and gentrification.

One resident, 84-year-old Sue Lindsey, told Mirror Indy in March that although she didn’t support the project right away, she eventually came around.

“I will support it because I love my community,” Lindsey said. “I want it to be growing as the other community places are growing.”
